How to Choose a Pro for Deck and Fence Staining in Austin

Judge a staining contractor by their prep answers, not their price. The wood has to be cleaned at low pressure, brightened or sanded where the surface has gone gray, and fully dry before any finish goes on. Failing film finishes have to be stripped rather than coated over. Ask which type of stain they plan to use and why, how they will handle new treated lumber, and how they protect plants, concrete, and siding from overspray. A pro who answers those four questions clearly will usually give you a deck that still looks right next season.

Ask What Happens Before the Stain Goes On

Prep is the whole job. Wood needs cleaning at low pressure with a wide fan, following the grain, because a tight nozzle raises the grain and leaves wand stripes that soak up stain unevenly. Gray boards need a cleaner and brightener or a light sanding so the pores open. Anything that is peeling has to come off, since a film finish that is flaking will pull new product off with it. See power washing for how wood gets cleaned without damage. If the answer starts and ends with pressure washing, keep asking.

Ask Which Type of Stain and Why

Pigment is what blocks sun damage, so the choice is a trade between how much grain you see and how long the finish holds. Clear sealers show all the wood and give up to the sun soonest. Semi transparent keeps grain visible while adding color and real protection. Solid stain hides most of the grain and protects the most, and it behaves like a film, which means it can peel later. A contractor who explains that trade off is helping you choose. One who just says the best stain is not.

Ask How They Handle New Wood and Dry Time

Fresh pressure treated lumber holds treatment moisture and often carries mill glaze from the planer, and stain applied over either one sits on the surface and flakes. The test is simple: pour water on the board, and if it beads, the wood is not ready, and if it soaks in, it is. The same test applies after washing an older deck. Wood that looks dry on top can still be wet inside. Anyone willing to stain a deck the same afternoon they washed it is rushing the part that matters.

Ask How They Protect Plants, Concrete, and Siding

Stain travels, especially when it is sprayed, and it lands on house siding, patio concrete, window glass, and whatever is growing near the fence. Ask what gets covered, how they cut in near the house, and what they do about plants after cleaners are used. Overspray on a light colored wall is a repair, not a wipe. Good answers here also tell you how careful they will be with the rest of the work.

Get the Scope in Writing

A useful estimate says which surfaces are included, whether rails, posts, stairs, and the fence are all in scope, what prep is being done, which product is going on, and how many coats. Decks wear unevenly, so it is fair for a quote to treat the floor differently than the rails, and you should know which plan you are buying. Written scope is also how two bids become comparable. See wood staining and sealing for what each surface usually needs.

Watch for These Red Flags

Be careful with anyone who will not discuss prep, who wants to coat a peeling deck without stripping it, who skips the dry time question, or who cannot say what product is going on the wood. A bid that comes in far under the others is usually cutting the cleaning, the drying, or the second coat, and you find out which one a year later.
